Converting Existing Structures Into Housing
Mission
Housing doesn't have to be built from scratch.
California has millions of underutilized structures — garages, vacant retail, empty office buildings - and a shortage of over 3 million homes. The bottleneck isn't land, political will, or financing. It's the absence of a system that can identify the right buildings and execute conversion efficiently, at scale, across every structure type.
SYMBiHOM exists to be that system.
We are developing an AI feasibility engine that will identify which properties convert at the lowest cost before a dollar is spent — paired with a commercial-grade modular building system that executes the conversion today. The only system of its kind approved by CA HCD and CalHFA Preferred that works across residential and commercial structures from a single platform.
Every competitor builds to residential specification. We built to commercial specification from day one — because the housing crisis isn't just a backyard problem. It's in every underutilized building in every city in California.
SYMBiHOM was founded in 2020 by Rebecca E. Möller, whose 20+ years of institutional construction experience — from cost engineer to contractor to owner's representative — inform every aspect of the firm's approach to conversion technology.
Rebecca has overseen 22 million square feet and $10 billion in project value across mission critical data centers, medical campuses, institutional adaptive reuse, and large-scale commercial and residential projects across the United States. She built SYMBiHOM on a simple conviction: California's housing crisis will not be solved by building on new land. It will be solved by converting what already exists.
SYMBiHOM is the only modular conversion system built to commercial specification — approved by CA HCD and CalHFA Preferred — that operates across residential ADUs and commercial-to-residential adaptive reuse from a single platform. Every competitor builds to residential specification. We do not.
We don't just plan conversions. We execute them.
